Special Note- A Strategy for This Property

So the interior lots are very nice properties, all either level or gradual sloping, with views and fairly easy access.  Most all of the river lots are exceptional and are certainly the big-money lots in the portfolio.  

One small section of the river lots are across from a processing plant and the water access and usability are awesome, the view is not the best.  

A wise move would be to handle these lots, in conjunction with the interior lots, in much the same way as nice developments on lakes.  Start out with a spec home on one of these easy access interior view lots and utilize the proceeds to pay for all of the rest of the property.   

Make a deed allowance on the interior lots for the river access, either individually, or as a small shared park, in the less attractive section of lots along the river.  That way, each of the less expensive lots will at least have river access for fishing or other water sports and family fun.  

Right now, the Spruce Pine area is in extreme need for housing, so sales of new construction should be gang-busters for the individual or group that chooses to start building for profit motive on these tracts.

Another Note About the Community:  

This community is part of thousands of acres that was going to be a major development known as "The Communities of Penland," that went defunct during the Subprime Lending Crises on 2009ish and as a result of a banking fraud scheme in which several of the key creators eventually went to prison.  They built extremely good and solid roads and with some maintenance would be excellent roads to access all the properties.  What about the restrictions?  There is no longer any enforcement authority on the restrictions that were put in place, and multiple new property owners are already utilizing their properties as they see fit, and not in accordance with any of the previous restrictions, so it appears that the sky is the limit on what you can do on your property.
